So excited to finally start on our 2nd floor bathroom this week! The back wall of the shower where all the handles are leaks like crazy when you turn it on so it has been out of use since we moved in. We are going to completely gut this room - as we have discovered the previous owners never wanted to spend much money to fix problems. When we removed the panel to expose all the pipes to see what was leaking we found their “fix” for the leaking. They placed thick plastic down and then old rags to soak up the water! Hopefully we can salvage some of the subway tiles when we demo because I hate to see them go to waste! Was very excited to see a home in the American University Park neighborhood that fit our DCDD parameters (albeit by $2,000, but still!) The average sale in AU Park was $982,500 for the 3rd quarter of 2017, so finding a property in this neighborhood on the market for under a million dollars is a feat!
You are paying more for the location here - as this home is a perfectly lovely brick Colonial originally built in 1936, but at 1,352 square feet, it's pretty cozy. I really like the sun porch addition and the backyard with attached garage parking.
And location-wise, it's got a ton to offer - just four blocks from the Tenleytown strip - Whole Foods, restaurants, shopping, and less than a mile to Friendship Heights and even more shopping, restaurants, bars, and the movie theatre.
